A "room" refers to an individual room in an apartment. NY state law in most cases does not allow tenants to sign a lease for an individual room. Brokerages take a full apartment and strategically price out each room in a way that makes sense taking into account it’s characteristics, size, lighting etc.
The prices of the individual rooms will all add up to the rent of the full apartment.
